HOUSE RULES:
• MAX OCCUPANCY - This unit sleeps up to 16 guests max.
• AGE REQUIREMENT: Must be 25+ to book; under 25 must be with a parent or guardian. Photo ID may be required.
• GUEST POLICY: All guests 18+ must be listed on the booking. Unlisted guests are $150 per person/night. Exceeding the limit may result in eviction without a refund.
• ESSENTIALS: We provide starter trash bags, soaps, toilet paper, paper towels, shampoo, conditioner, and shower gel. Guests should bring or buy extras.
• TOWELS & LINENS: Keep white towels and linens on the property and avoid using them for makeup removal; bring your own remover. Complimentary beach towels are for beach use and must be returned. Missing or damaged towels/linens, including makeup stains, incur a $30 charge each.
• LATE CHECK-OUT: Late check-out request at 12 PM costs $50 (subject to availability). Overstays incur $75/hour. Not offered in June, July, or August.
• CHECK-IN: Standard time is 4 PM; exact timing may vary. For same-day bookings, allow 2 hours post-booking. Contact us for updates.
• LARGE GATHERINGS: No parties/events. Exceeding guest limits may lead to eviction without refund.
• PET POLICY: Pet fee applies. 2 Pets max. Weight limit 40lbs per pet. Must be house-trained and kenneled if left unattended.
• PROPERTY CONDITION: Properties are cleaned and inspected before arrival. Report issues within 2 hours of check-in, or the property is considered satisfactory. Cleaning staff can address concerns, with documented photos ensuring quality.
• NOISE POLICY: No loud music after 10 PM. Neighbor complaints or police visits may result in eviction without refund.
• SECURITY DEPOSIT: A $500 pre-authorization hold will be placed on your payment method during your stay for incidental damages. This is a hold, not a charge, and will be automatically released a few days after check-out. Guests are responsible for any damages caused to the property by themselves or their party.
• SMOKING POLICY: Non-smoking property. A $500 fee applies if smoke odors are detected inside home.
• PARKING: Two reserved parking spaces are available directly in front of the unit (labeled 15105). Additional guest parking is available on Nemo Court. Do not park in the restaurant lot behind the complex, as towing is strictly enforced.
• TRASH POLICY: Please bag all trash and place it in designated bins. Excessive mess beyond normal use may incur extra cleaning fees. A $30 fee applies per bag of trash left behind. Thank you for helping us keep our space clean.
• LONG-TERM STAYS - Long-term stays available in January and February. Stays greater than 30 days require a background check, signed lease agreement, 25% upfront security deposit, and mandatory mid-stay cleaning. Max occupancy of 4.
• COOKING ODOR POLICY: Please avoid cooking strong-smelling foods (such as curry, fried fish, seafood boils, etc.) inside the home. Lingering odors may result in a $200 deodorization fee.

TOWELS & LINENS - Our white towels and linens are NOT to be removed from property for any reason nor for make-up removal. Please bring your own make-up remover. We do provide complimentary colorful beach towels for use on the beach. Please ensure the beach towels make it back to property. Any linens/towels rendered damaged or missing due to make-up removal or negligence will incur $30 charge per item.
ESSENTIALS & TOILETRIES: We provide a STARTER set for guests : trash bags, dish soap, hand soap, toilet paper, paper towels, shampoo/conditioner/shower gel. We do not provide extra essentials. If you predict you will need more, guests are encouraged to bring or purchase extra essentials.
PROPERTY CONDITION - Our properties are cleaned and inspected before your arrival. However, if the unit is not to your satisfaction, please report to us within 2 hours of arrival. If we do not hear from you, we will take it as confirmation that everything is satisfactory. Our cleaning staff is local and will be able to come out to help if anything is missed. We take photos after each cleaning to ensure cleanliness.
LARGE GATHERINGS: No parties or large events. We reserve the right to evict & terminate your stay without refund if you exceed the number of guests on your reservation.
CHECK-IN: 4 PM standard. Same-day bookings may delay check-in. Early check-in 12 PM for $50 (if available).
CHECK-OUT: 10 AM standard. Late check-out 12 PM for $50 (if available). Overstays $75/hr. Not available June–August.

PARKING: Two reserved vehicle parking spaces are available directly in front of unit labeled 15105. Additional guest parking is available on the street on Nemo Court.
